Building surveying jobs provide professional and technical advice on all aspects of construction and property. They advise clients about the design and construction of new buildings as well as the maintenance, repair, renovation and conservation of existing ones.
Clients vary from individual house owners to large commercial or industrial companies with property assets. It is an interesting and valued area of expertise that is constantly evolving to reflect what is happening in the property and construction market. Building surveyors can be likened to 'doctors' of buildings.
Jobs in building surveying deal with two main areas, contract administration and professional work. When a building surveyor concentrates on the contract administration or 'projects' side, this sometimes paves the way for a move into project management.
Scope for specialisation in building surveying jobs
Typically a building surveyor will deal with projects of up to £2m; anything over this becomes more 'project management' oriented. Some building surveyors choose to specialise in one or some of the more legal aspects within neighbourly matters such as rights of lights, or on the legal side, party walls or dilapidations.
The remit of building surveying jobs covers:
- Surveying properties, identifying structural defects and suggesting repair recommendations
- Assessing damage for insurance and loss adjustment purposes
- Assessing dilapidation liability and advising clients on property boundary disputes
- Acting as a client’s advocate/expert witness during formal legal proceedings
- Ensuring building regulations are met ie fire safety and accessibility standards (DDA work)
- Planning applications, and improvement/adaptations or conservation grants
- Energy efficiency assessment and producing Home Condition Reports
